As we move through the heart of summer, there’s a lot of noise out there about what the real estate market is doing — nationally and locally. Here in the Treasure Valley, the market continues to show stability and opportunity, with a few key shifts worth watching.
Here’s a quick breakdown of what we’re seeing on the ground:
Inventory Is Increasing — But Not Flooding
Yes, there are more homes on the market than there were a year ago, but we’re still below the levels we saw pre-pandemic. That means buyers have a bit more breathing room, but well-presented, well-priced homes are still moving — especially in highly desirable areas like Eagle, NE Meridian, and certain Boise neighborhoods.
Pricing Has Leveled Out
Home values have remained steady across most of the valley. Some price adjustments are happening, particularly in areas with a lot of new construction or where homes are sitting too long. But in general, pricing hasn’t taken a major dip. Sellers who are pricing strategically are still seeing good results.
Buyers Are Motivated — and Selective
We’re working with buyers who are serious and financially strong, but they’re also thoughtful. Interest rates are influencing their decisions, but lifestyle and long-term value still matter most. Many are relocating to Idaho from out of state and looking for community, space, and quality — not just a deal.
